Kitchen and dining
Create a generous room facing the garden.
Before A separate kitchen sits beside the hall, while the full-width sitting and dining room occupies the rear.
After A new side extension provides an L-shaped fitted kitchen, wall cabinets and a six-seat dining table. Folding doors connect it to the garden. The existing living room stays a separate, comfortable space.
Everyday practicalities
Turn the old kitchen into useful supporting rooms.
After The old kitchen becomes a utility and laundry plus a new WC, each accessed from the hall. The original entrance WC is retained as shown in the sketch.
A new bedroom suite
Add a fourth bedroom above the kitchen.
After The new bedroom has a walk-in wardrobe and its own bathroom. Access from the landing passes through the former wardrobe beneath the smaller rear bedroom. The three existing bedrooms and family bathroom remain.
